Announcement 2020-115 - California Wildfires (DR-4558-CA) – Glass Fire in Napa and Sonoma

FEMA Declared Disaster in California

Effective immediately, NewRez will resume the closing and funding of loans in all zip codes in Napa and Sonoma Counties. A new fire called the Glass Fire is impacting these counties that were previously included in the FEMA declaration, California Wildfires (DR-4558-CA), dated August 22, 2020. This declaration has an incident date of August 14, 2020. No incident end date has been declared at this time.

NewRez announcements 2020-107, 2020-105, 2020-104 and 2020-098 previously addressed the impacts from this disaster.

Please note that this announcement overrides those previous announcements regarding DR-4558 as it pertains to Napa and Sonoma Counties.

Closings and Fundings Eligible in Napa and Sonoma Counties

Effective October 14, NewRez will resume closings and fundings of loans in Napa County and Sonoma County, which have been identified and designated for Individual Assistance from FEMA. Please note that the impacted zip codes from Announcement 2020-107 have been included below for a comprehensive list. Those were impacted by different fires in the same counties.

This applies to Conventional, FHA, VA and USDA products. Refer to NewRez’s FEMA Declared Disaster Policy, or for Wholesale, the Disaster Policy for full requirements.

FHA and USDA Loans

Closings and fundings are now eligible in the following counties regardless of zip code and an inspection or appraisal will be required for FHA and USDA loans in accordance with NewRez’s FEMA Declared Disaster Policy, or for Wholesale, the Disaster Policy.

  • Sonoma

 

As with all disasters, the affected areas are not definitively confirmed until FEMA formally designates such areas, which occurs following the completion of the incident and an assessment of the damage.  As a result, we will continue to monitor FEMA announcements for impacted areas in order to update any additional impacted counties.
